Trader Joe’s in a Wegmans World

Trader Joe’s is coming to that huge shopping center in Amherst on Niagara Falls Boulevard where everything new to WNY always goes. Best Buy, Christmas Tree Shops, Carrabba’s, Panera Bread, and Chipotle all help to make that place impossible to navigate.  It will be located near Barnes & Noble and Famous Footwear. 

Trader Joe’s started in California as a convenience store competitor to 7-11. To differentiate its stores from the national chain’s, it adopted a South Seas motif and started selling specialty items. 

Two brothers, Theo and Karl Albrecht, created the discount supermarket chain “Aldi” in West Germany after WW2, and were instrumental in its European – and later worldwide – expansion.  Theo and Karl had a disagreement in the 1960s over selling cigarettes, so they split Aldi geographically in Germany, with Theo running Aldi Nord.  In 1979, a family trust of which Theo was a member bought – and still owns – Trader Joe’s.  And if you think about it, Trader Joe’s is Aldi with better frozen foods, higher quality groceries, and a cute concept.

I saw lots of commentary yesterday about how we don’t need Trader Joe’s because we’re so blessed to have Wegmans, the best grocery store in the universe. Not taking away from Wegmans at all, but Trader Joe’s is different, just like Aldi is different. I don’t see Aldi struggling to make do in a Wegmans-heavy market; neither will TJ’s. 

Although Trader Joe’s won’t be able to sell wine in its New York stores, thanks to our idiotic, protectionist liquor laws, it sells a nice variety of craft beers, has a great coffee section, one of the best frozen sections you’ll ever see, fantastic chocolates, and plenty of healthy and organic items that are different or cheaper than what you’re used to.  It’s fun to browse around and check out the many good-quality, cheap private-label items they carry. 

I used to go to TJ’s all the time when I lived in Massachusetts and recently stopped in to the new location outside Rochester, which is coincidentally located in the shopping center immediately adjacent to the Wegmans mothership in Henrietta. I didn’t leave empty-handed. 

Welcome Trader Joe’s. We like good food and we like bargains. It would seem to me that you’re a perfect fit for WNY. My only question is – what took so long? 

This Place Mattered

With news of a new Bills head coach and an end to the NHL lockout yesterday, anything I write here will just get lost in the clutter. 

So instead, this; on Friday, demolition commenced on a 100 year-old church on Colvin near Tacoma in North Buffalo

The site is completely surrounded by residential properties. Local preservationists are in full building-mourning over it. 

Another church is being demolished in the Queen City. This one was special, it graced a strong neighborhood with stable property values. It lived in an area that could have supported a creative reuse project.

No longer does this neighborhood have this historic gem to provide quality community space, jobs and cultural events. What is sad is, this one isn’t caving in like others still standing across the city. This one is stable, it is strong and reusable. Yet, it gets demolished because the owner neglected it’s property and the City gave in. Surprise!The owner was given a golden demolition ticket from the City of Buffalo, despite the fact that it qualifies to be a local landmark.

The problem with this is that the building wasn’t a “historic gem” anymore. It was vacant – had been vacant since 2006 when a Korean methodist congregation last used what had once been a Baptist church. That’s six (6) years during which the building didn’t act as an historic gem, but as a public nuisance – attracting kids hanging out and, in April, an arsonist. That’s six, going on seven, years during which nothing happened with this building. Right? Well, not so fast.

In April of 2012, the former North Park Baptist Church on Colvin Avenue was damaged by a three-alarm arson fire. No one was harmed during the incident, thankfully, since the North Buffalo church had been vacant for a number of years after the owner, the Korean United Methodist Church, vacated the property for unknown reasons. Late last November, the owner applied for a demolition permit from the City of Buffalo citing, in large part, the damage caused by that fire.

Earlier this week, the City of Buffalo Preservation Board announced their intention to nominate the former church for local landmark designation, given the property’s high architecturally design, rich history, and physical presence in the neighborhood. The demolition of the former North Park Baptist Church began yesterday (Friday) afternoon at 3pm. The now-familiar manner in which we neglect and sequentially dispose of our city has, unfortunately, begun to define the City of Good Neighbors as much as our actual architecture does.

As we begin to debate the true culprit of yet another Friday-afternoon demolition, whether it is an irresponsible property owner, an utter lack of vision from elected officials, or a general absence of appreciation of our unique architectural gems like this former Italian Renaissance Revival church — or a combination of all of the above — we can’t help but share a critical piece of dialogue that is missing from this familiar conversation. This piece is the incompatibility of the otherwise overwhelmingly successful Historic Tax Credit program, and the economic and design realities related to rehabilitating and repurposing a vacant religious space.

The decline of the neighborhood church building type during the last 40-plus years is very similar to that of the decline of the industrial and commercial buildings in the downtown cores of our cities — as well as the decline of our cities’ neighborhoods themselves. This trend was caused in large part by the movement patterns of our country’s population from established, urban neighborhoods to newly formed communities in the suburbs surrounding our cities. Unfortunately, the recent sequential story of the gradual renaissance of our cities rarely includes the successful repurposing of neighborhood religious spaces. With the aid of the Historic Tax Credit program, once-idle manufacturing buildings are being converted into trendy downtown living lofts, and homeowners in at-risk neighborhoods are provided incentives for renovation work on their historic homes. But almost all vacant churches and other religious spaces are left vacant — many neglected to the point of demolition.

The primary reason why more religious spaces aren’t repurposed as part of the Historic Tax Credit program is that the majority of the prospective buyers’ rehabilitation plans are currently incompatible with the design standards which govern the incentive program. These Standards (known as the Secretary of the Interior’s Standards) mandate that the congregation space or sanctuary, typically a large, rectangular basilica space, which is often two-stories or more in height, cannot be easily subdivided into smaller spaces. The Standards applied in these cases expect those congregation spaces to be reused in a way that respects and reflects the original historic use. This presents an obvious problem for potential developers and owners of these properties, because, typically, every available square foot needs to be leveraged in order for the project to be financially feasible.

In 2010, while working at Preservation Studios (a local historic preservation consulting firm), we [Tom Yots and Jason Wilson] participated in a walkthrough of this property with local architect and developer Karl Frizlen of the Frizlen Group. We ultimately partnered with The Frizlen Group in proposing a design that would have placed residential units into the congregation space. The proposed design called for keeping the original interior wall surfaces and stained glass windows, and inserted an independent structure within the open space of the sanctuary (see renderings below). 

The New York State Historic Preservation Office was supportive, and presented the project for informal review to the National Park Service who oversees the historic tax credit program. But the National Park Service eventually rejected the design, primarily because the openness of the congregation space would be lost. With their proposed project being ruled ineligible for the Historic Tax Credit program, the Frizlen Group decided to not move forward with purchasing and repurposing the church. It was determined that Historic Tax Credits were essential in making the proposed project financially feasible.

Like many religious buildings in our communities, the former North Park Baptist Church was located in a residential neighborhood, and anchored the blocks that surrounded it. The character of a neighborhood is often highlighted by the religious buildings that serve as these anchors. The “village” feel of the Elmwood Village comes not just from the small shops and supporting residential blocks, but also from churches like Lafayette Presbyterian on Elmwood at Lafayette, and the Unitarian-Universalist Church on Elmwood at West Ferry. These beautiful and imposing buildings are integral to the neighborhood they serve, and that integration goes well beyond their religious and social activities to include an important physical presence of architecture and landscape.

North Buffalo has lost an important neighborhood landmark today, and it is PBN’s intent to pursue every available avenue to making the rehabilitation of our communities’ vacant religious spaces more of a reality than it was today.

See, this would usually be the point at which I criticize the reactionary nature of Buffalo’s preservationist community, and how its distaste for quickly-approved, Friday afternoon demolition permits is matched only bit its 11th hour efforts to prevent the inevitable, usually with emotional pleas about how much a place matters. 
 
But we can’t do that here – with this property, there was a proactive effort by members of the PBN to promote this building for an adaptive reuse project, but the public money and incentives that make these sorts of projects economically possible in Buffalo can’t be used effectively with former churches. Of course, there are several former churches in town that have been turned into apartments or an art space, so the question I have is, if the project was so great, why didn’t Frizlen go ahead with it without applying for the tax credit program. 
 
Note this: when rattling off the list of “culprits” for this demolition, the PBN omitted a critical actor. 
As we begin to debate the true culprit of yet another Friday-afternoon demolition, whether it is an irresponsible property owner, an utter lack of vision from elected officials, or a general absence of appreciation of our unique architectural gems like this former Italian Renaissance Revival church — or a combination of all of the above…
or a reactive, too-late, preservationist community. But here, at least, Buffalo’s preservationists have identified a specific legislative problem and called for action on it. But calling for action ≠ action, nor does standing around with placards about love and how much a place matters. Good luck. 

Eating, Drinking, Being Merry

Happy New Year, Buffalo. I hope you enjoyed some time off with family and friends, and that you begin 2013 refreshed in mind and body. 

The 400 or so of you who also happen to be my friend on Facebook might be expecting a post about restaurants this morning. Suffice it to say that some of the best inexplicable back-stabbing is perpetrated by portly weathermen – (to be a meteorologist, one needs to have credentials). 

I will write about food today, (something I usually reserve for my gig with the Spree, but I will make an exception here), but only to present to you two “year in review” food posts from different Buffalo-based food writers. 

Andrew Galarneau, the Buffalo News’ restaurant critic, gives a year-end assessment here

Jeremy Horwitz, the author of Buffalo Chow, exits hiatus to present a year-in-review of restaurants he’s visited elsewhere in the US and how he sees those experiences in comparison to what’s going on in Buffalo and western New York. He considers that the domestic food scene is undergoing a revolution, and that it’s largely passing Buffalo by. There’s a lot of food for thought there, pun intended. 

Also, consider that it was a year ago that we all helped to unravel the lies and cons of the fake Iron Chef who briefly ran “Valenti’s” in North Tonawanda, where a Mighty Taco now stands. Look for a “where are they now” post in the coming days. 

Main Street in Williamsville

How Hamburg did it

Will this finally be the time that Williamsville’s Main Street stops being an Autobahn and becomes a more pedestrian-friendly shopping high street? It’s 2012, and there appears at least to be something of a genuine push to make crossing Main Street less horrifying. 

And it’s not just Williamsville – there’s a regional anti-pedestrian mindset at work here. I dare you to find so much as one zebra crossing within Buffalo city limits. There are a few, but otherwise we’re still living in the 50s. I dare you to find so much as one “cars must yield to pedestrians in crosswalk” sign within city limits.

The rule is this: pedestrians must obey mechanical walk/don’t walk signs. (V&TL 1112) But in a crosswalk not governed by such signals, vehicles must yield the right of way to pedestrians. (V&TL 1151).  When is the last time you saw that happen? 

Back when I lived in Boston and had daily bouts of road rage, I would honk wildly at pedestrians crossing the intersection of Congress & North Streets by Faneuil Hall who were crossing against the light, pointing up at the bright red hand, saying loudly: “you don’t even need to be literate to understand that signal.” Or similar.

But I was extremely conscientious about yielding to pedestrians at crosswalks that were not regulated by walk/don’t walk signs. After all, Boston is a driver’s nightmare, but it’s a pedestrian’s dream. Sidewalks, window shopping, and well-marked crosswalks.

As far as pedestrians are concerned, Buffalo is stuck in the mid-70s. There are no zebra crosswalks. It’s as if they built the abysmal failure of a pedestrian mall on Main Street and figured that was enough.

And most suburbanites with whom I’ve spoken always complain about the lack of parking downtown. There is no lack of parking downtown. When parking costs $5.00/day or less, there is a veritable parking glut.

Instead, we have a Benderson mentality. Under Bendersonization, you have no problem parking for free within eyesight of your destination. Buffalo is a city. You can’t do that here. Sometimes, you might have to walk a few blocks, or park around the corner, so you can’t see your destination. If you park illegally (check the signs posted along the roadway for clues), you might get a ticket. Which you’ll have to pay. Shock horror. 

What Buffalo needs is smart parking, so that people who need a spot know where to go. Signs pointing the way to ramps, showing how many spots are available. Lights within the ramps glowing red for occupied and green for available. Signs within the ramps indicating how many spots are currently available on each level. 

If Batavia can undertake traffic calming measures on its Main Street, bringing it into the 21st century, Williamsville and Buffalo are capable of doing the same. Hamburg’s downtown is the model for everybody. It’s walkable and the roundabouts make it easy to navigate. These are changes that many cities made a decade ago. It’s as if our civic leaders never leave town. 

Main Street in Williamsville, Delaware Avenue north from the Scajaquada, Elmwood north from the Scajaquada, Transit, Southwestern: they all might as well be turned into limited-access parkways like the Taconic, Robert Moses, or Bronx River.

When I see the sidewalks on Main in Williamsville expanded; when I see roundabouts at the major intersections; when I see crosswalks at every corner, then I’ll know that walkability and aesthetics are being taken seriously. When I see a landscaped medium on Transit, I’ll know that our town fathers and mothers don’t want our area to look any more like Anaheim, CA than it already does. When I see curb extensions at crosswalks on Delaware, and real zoning that limits the construction of set-back plazas with ample streetfront parking, I’ll know that someone with a brain is in charge.

I wrote pretty much the same thing in 2005. Here’s something I wrote in 2006: 

I once read somewhere (damned if I can find it now) that large malls generally build their corridors at angles, because people will balk at walking a long distance if they can see the entire length. Main Street in Williamsville could be a shopping and stroller’s mecca.

Instead, it represents the 5th through 9th lanes of the New York State Thruway.

My dry cleaner used to be on Main Street, and I fully expected that one day my car door would get ripped off by a tractor-trailer racing by westbound at 70 miles per hour. There are few walk/don’t walk signs. There are poor crosswalks. The traffic lights are out of sequence, especially between North Union and Park Lane. The sidewalks are far too narrow; the street wide enough to be a Thruway extension.

I also think that several key intersections should have landscaped roundabouts, and the road should have a landscaped median, similar to what the City’s done on Main between Hertel and Bailey.

The hope is that some of the traffic would get on the Thruway when the toll barriers are shifted back from Williamsville to Newstead or Pembroke. Also, the News article mentions that Wehrle Drive, which is bumper-to-bumper at rush hour, is set to be expanded.

Could Williamsville be the next Niagara-on-the-Lake? Not without a Shaw Theater. Or a lake. But traffic calming combined with making the stretch between Evans and Union more pedestrian-friendly would certainly bring us closer to that ideal. Furthermore, the Village has to start getting smart about zoning. The Walgreen’s/Panera plaza at the corner of Union next to DiCamillo’s is idiotic. Who allowed that? It should have had parking in the back and abutted the sidewalk – yes, yes make all the jokes about “build it to the curb”, but even Carl Paladino’s new hotel project does that. 

You don’t see many parking lots fronting Queen Street in NOTL, do you? Mostly, traffic parks behind the buildings or on side streets. At least Williamsville is talking about it. Again.

 

EPA Smart Growth Awards 2012

The EPA named its best smart growth projects of 2012, and named for “honorable mention” is Buffalo’s Larkin District

Community organizations and a local developer partnered with the University of Buffalo School of Architecture and Planning to help revitalize the Larkin District, an old manufacturing site located one mile from downtown Buffalo.  Architectural students worked with the developer and the city to create a master plan for an urban village that now features new office space, restaurants, apartments, parks, and plazas. New sidewalks, lighting, crosswalks, bicycle lanes, and bus shelters reduce pollution from vehicles by making other transportation choices more appealing.

No word on what award the South side of the Larkin’s nouveau office park may have won. 

But I was more intrigued by this

The redesign of Lancaster Boulevard helped transform downtown Lancaster into a thriving residential and commercial district through investments in new streetscape design, public facilities, affordable homes, and local businesses. Completed after eight months of construction, the project demonstrates how redesigning a corridor guided by a strategic vision can spark new life in a community.  The project has generated almost $300 million in economic output and nearly 2,000 jobs.

Take a look at the “before” image; it literally looks exactly like almost ever major thoroughfare in western New York. Transit Road, Main Street in Williamsville by way of example could be improved dramatically: 

Cyber Monday

Welcome back to a semi-normal week. A few quick takes: 

1. Skyfall is among the best Bond films, ever. As with the rest of the Daniel Craig series, it’s doing a great version of what the Bourne trilogy was – thrilling and action-packed. You know it’s a Bond film because it’s got an evil genius villain. With Craig, however, Bond isn’t just a pseudo-human. They develop the character and give you backstory. Well done. 

2. I think there are pre-Lincoln people and post-Lincoln people. I saw it yesterday, and it reminded me of Spielberg’s other serious world-crisis-as-biopic, Schindler’s List in a lot of ways. Lincoln is unique in that it revolves very specifically around the political flexibility and machinations Lincoln brought to bear on his fight to get the lame duck 38th Congress to free the slaves. Lincoln saw passage of an emancipation amendment to the Constitution as a necessary path to end the Civil War. His team of rivals didn’t always see eye-to-eye with him.  The legal and political issues and ramifications of the Civil War are not glossed over; not dumbed down. Go see it, if for nothing else the Albany lobbyist comic relief. 

3. A fire erupted in a Bangladeshi sweatshop, killing 124

“The factory had three staircases, and all of them were down through the ground floor,” Mahbub said. “So the workers could not come out when the fire engulfed the building.”

“Had there been at least one emergency exit through outside the factory, the casualties would have been much lower,” he said.

This is why we have building codes and regulations. 

Bangladesh’s garment factories make clothes for brands including Wal-Mart, JC Penney, H&M, Marks & Spencer, Carrefour and Tesco.

4. Krugman addresses the supposed shortage of skilled workers, on which some businesses blame high unemployment. He raises a different issue: 

So what you really want to ask is why American businesses don’t feel that it’s worth their while to pay enough to attract the workers they say they need.

The US went so far down the phony, make-believe supply side/Reaganomics/trickle-down rabbit hole; we have so thoroughly demonized workers and labor that businesses are now wondering why trained, qualified people aren’t taking jobs at insulting low pay. 

5. Chris Brown is a singer and a horrible person. Never buy anything of his again, ever. 

6. Congratulations to Lake Effect Ice Cream, which announced a move to new digs in Lockport.

The Niagara Falls Reporter and Gynophobia

Michael Calleri was, until recently, the film critic for the Niagara Falls Reporter. Last week, Roger Ebert published an eye-opening article that Calleri penned, explaining why his association with the Reporter had recently ended

As recently as five years ago, the Reporter was not just a well-respected paper, but one that outperformed the Niagara Gazette in exposing crime, graft, and scandal in the Niagara Frontier. The paper underwent a deep change in 2008 as it began becoming the story, rather than reporting stories. Its publisher was pushed out and at least one reporter – Dave Staba – left and the entire operation became clouded in accusations and countercharges of journalistic and financial irresponsibility.  That descent was further exacerbated by its founding editor’s alcoholism; he has since moved to California, gone to rehab, and rediscovered the joy of music.

The Reporter‘s transformation from a must-read into a trainwreck was completed when a new publisher acquired it a few years ago. Frank Parlato is no stranger to western New York political writing, nor to scandal. Former Buffalo-area columnist for the Buffalo Beat/Blue Dog and AltPress, Dick Kern, wrote numerous columns accusing Parlato of having run a massive house-flipping operation on Buffalo’s east side. Kern alleged that Parlato would buy dilapidated homes, make minor cosmetic improvements, engage in a bait-and-switch to a worse home, find lenders, and the new homeowners would be stuck with homes in need of serious repairs that they could ill afford.  

Parlato, Illuzzi, Tony Farina, and Glenn Gramigna were like the four nebbishy horsemen of paid advertorial phony journalism in the late 90s and early aughts, and they’re still at it. Illuzzi’s dead, but the other three are still, to this day, writing for each other’s various ventures. More often than not, they’re merely parroting others’ talking points, acting as useful idiots for different politicians’ agendas. Parlato, however, has become the story in Niagara Falls with his constant antagonism with the state, city, and Seneca Nation over his recent ownership and operation of the depressing “One Niagara” flashcube building near the Rainbow Bridge; Hooker/Oxy’s former local offices. He ran into trouble with taxes, and then complained that he was being treated differently than the tax-free Senecas. He wasn’t holding the tax money in escrow in order to make a legal point; he just paid them whenever he felt like it. 

Parlato’s opaque real estate experience aside, he now publishes and “edits” a weekly newspaper. In the short time Parlato has run the Niagara Falls Reporter, it has accelerated its descent into irrelevance; a shadow of its former muckracking self. For his part, Parlato holds archaic, shocking opinions about women in contemporary American society. To call it misogyny isn’t strong enough; it’s gynophobia. Calleri’s article highlights Parlato’s gynophobia, goes into some detail about Reporter founder Mike Hudson’s west coast whereabouts, and the paper’s slow devolution into an outlet for a group of people with money and hateful agendas. 

Back in July, the Reporter made national news by publishing what amounted to hate speech by its “sports columnist” Lenny Palumbo.

I wrote about that episode here, and explained that, “[t]he ways in which the passage above is offensive are many, but to suggest that gays are not manly, or are emasculated; and to contrast the desirability of fighting versus homosexuality are idiotic and ignorant. Chances are, there are plenty of gay guys who could beat the living crap out of the author, so I fail to see the validity of the argument.

Since that paper got a new publisher with a regressive attitude towards women and who expounds on “manliness”, this sort of thing is to be expected.

Expected, indeed. Calleri’s article details that Parlato began censoring his movie reviews; removing some, refusing to post new ones. Parlato explained why in a shocking email to Calleri (all [sic]). 

Michael; I know you are committed to writing your reviews, and put a lot of effort into them. it is important for you to have the right publisher. i may not be it. i have a deep moral objection to publishing reviews of films that offend me. snow white and the huntsman is such a film. when my boys were young i would never have allowed them to go to such a film for i believe it would injure their developing manhood. if i would not let my own sons see it, why would i want to publish anything about it?

snow white and the huntsman is trash. moral garbage. a lot of fuzzy feminist thinking and pandering to creepy hollywood mores produced by metrosexual imbeciles. 

I don’t want to publish reviews of films where women are alpha and men are beta.

where women are heroes and villains and men are just lesser versions or shadows of females. 

i believe in manliness. 

not even on the web would i want to attach my name to snow white and the huntsman except to deconstruct its moral rot and its appeal to unmanly perfidious creeps. 

i’m not sure what headhunter has to offer either but of what I read about it it sounds kind of creepy and morally repugnant. 

with all the publications in the world who glorify what i find offensive, it should not be hard for you to publish your reviews with any number of these. 

they seem to like critiques from an artistic standpoint without a word about the moral turpitude seeping into the consciousness of young people who go to watch such things as snow white and get indoctrinated to the hollywood agenda of glorifying degenerate power women and promoting as natural the weakling, hyena -like men, cum eunuchs. 

the male as lesser in courage strength and power than the female. 

it may be ok for some but it is not my kind of manliness. 

If you care to write reviews where men act like good strong men and have a heroic inspiring influence on young people to build up their character (if there are such movies being made) i will be glad to publish these. 

i am not interested in supporting the reversing of traditional gender roles. 

i don’t want to associate the Niagara Falls Reporter with the trash of Hollywood and their ilk. 

it is my opinion that hollywood has robbed america of its manliness and made us a nation of eunuchs who lacking all manliness welcome in the coming police state.

Weird. Weirder still is that it’s an email that a newspaper publisher in western New York wrote to his film critic. But all the talk of eunuchs, weasels, hyena-men – “manliness“. That’s the central theme. Do you spend a whole lot of time worrying about your “manliness” or anyone else’s “manliness”? I don’t much consider whether society is friendly or antagonistic to “manliness”, and I’m not at all threatened by females or feminism. 

Not so, Parlato. In fact, demanding that females be subservient to man is his very ethos.

A few years ago, I first became aware of a Parlato-run site called “Manmaking.com“. It went away for a time, but it’s back online now, with a bizarre image:

I have no idea what that’s supposed to mean. 

But if you go into Archive.org’s waybackmachine, you can find what Parlato’s “Manmaking” site is really about. Parlato is a follower of a turn-of-the-last-century guru named Swami Vivekananda, who apparently wrote much about “manliness“, and who practiced a form of celibacy known as “brahmacharya“. This practice doesn’t just demand abstinence from sexual contact or activity; it more specifically prohibits any voluntary release of semen. Through mental discipline, the adherent is supposed to reach a state whereby he loses all sexual desire, and keeping his semen inside him is supposed to make him more spiritual or holy or some such nonsense. 

Like his hero Vivekananda, Parlato has a “condescending” “contempt” for contemporary women. Whereas the Swami was upset at Hindu women’s lack of independence, Parlato has more specifically adopted the “ideal of the de-eroticized woman as a mother figure and [condemns] the sexual female as an ogre and an exteriorizing and fettering element – an impediment to the realization of the divine.” 

 On the front page of the former Manmaking.com is the following introductory passage (all [sic]): 

Are you unmanly, cowardly, weak? This site may help you to be strong, to preserve the manly fire within, to look upward, to hold your breath, and gain strength, to go out into the world with absolute courage, to shut off that filthy television set which promotes effiminate behavior, to stop looking inordinately at the body of woman with greedy, weak and sickening lustful eyes and be a man, a giver of strength to one and all. Be chaste and come and rule nature, inner and outer.

Are you depressed, lacking in vigor, failing to succeed? Then stop your filthy habits at once. Stop groveling at the feet of woman. Banish this weakness of the knees. A brave man never bends the knees. Be celibate. Be chaste, and you’ll never be weak.

Parlato has a big problem with popular culture and the way in which it promotes “coward-dog” behavior over the “manly”. Here, Parlato compared song lyrics for their relative manliness. Some of the worst songs include “Honky Tonk Woman” by the Rolling Stones, James Brown’s “Sex Machine”, and especially the Kinks’ “Lola”. Parlato reprints some of the lyrics and then intersperses them with his own commentary. For instance, 

In 1996, he did a similar “analysis” of Green Day lyrics in the pages of the Buffalo News. By contrast, decent lyrics include “Jingle Jangle Jingle” (the protagonist likes being single), “I Love You” by Cole Porter, “Volare” by Domenico Modugno, and a few songs by the Beatles and Elton John.  The manliest man lyrics, however, include “Raindrops Keep Fallin’ on my Head”, and that’s it. B.J. Thomas’ 1970 hit is the manliest song in existence because the protagonist won’t cry or something

What is a man? The website merely contains two Schopenhauer quotes; one about women, one about fatherhood. On the issue of brahmacharya, Parlato explains why the voluntary release of seminal fluid is bad

Continence is the essence of spiritual life. ‘Of all austerities, the practice of continence is supreme. He who practices it is verily a god, not a man.’ The illumined knowledge of Brahman comes naturally to a person who practices continence for thirty-two years. He who wastes this energy falls from the spiritual path and becomes dissipated.

A walk through the anachronistic depravity of Parlato’s manmaking site reveals why he rejected Calleri’s review of “Snow White and the Huntsman”. Women are to be subservient and controlled by men. Parlato rejects any notion of a strong female who isn’t controlled and “beta” to her “alpha” male. Permitting women to exercise their rights, their brains, and their individuality isn’t “courageous” or “manly”. The “hyena” reference in Parlato’s email to Calleri? Manmaking.com explains what that means. Following this link, Parlato tried to use animals at the Buffalo Zoo to construct a metaphor for his thinking. Parlato was impressed by the lions’ patriarchy:

So little time has passed when men were pridefully compared to lions. But what the eviscerators failed to note as they came mincingly to our town, and to our nation and told how we are diminished, our manly strength of little purpose, our values: to be less of courage, than lust, the metro-sexual’s effeminate ideal: to trade dignity and freedom for safety and comfort – as they tried to tame the wild, there is a place beyond where it cannot be so. Where it is never so: There is a home for heroes.

In answer to the lioness’s last stupendous roar, he but looked it seemed to the tip of his nose.  This was after all a lion. Then he dropped his voice a full octave lower than her last and roared a lion’s roar that shook the night. Easily too it overwhelmed all the other roars before it and broke the stillness as if it was a bombshell exploding. The sound rustled through the trees, out into to the tame, and urban landscape — orderly, effete, dissipated — and called, “remember me? Remember?

At the Buffalo zoo at dusk, a lion roared lower and loudest, beyond what any lioness could have equaled. 
And if it were the silent night, in places where lions run free, it would have echoed across the windswept veldt, down the rushing river, to be carried to the sea where all things merge. It would have been known to the wild:  a lion is on the move tonight. 

Nothing complete until the king had spoken, the lioness seemed satisfied with his final roar. She was now silence, herself. There was no more roaring – as if he had given the final satisfactory answer.

But the Hyenas – they are ruled by the females:  

Earlier that day, I had seen hyenas in a pen where females rule. With final yelp they nip their weaker mates and bloody them. In the kingdom of the lion, there is no yelping. Nor does he tremble at noises. 

In the silence, below the clouds, obscured by darkness, obscuring the silver, lonely stars, and obscured in turn by leaves of trees, whether maple or the banyan, spreading branches blended into night, satisfied, I turned to go. 

Each is great unto himself, no doubt, yet to me, it is the lion. Never hyenas. Although gathering in packs around us, remember, it takes but one lion to stave them all off. 

I shall meditate on the lion’s heart tonight.

Pro forma: Parlato is free, of course, to believe whatever he wants. Absent physical or mental abuse, he is free to think whatever he wants of women and feminism, however archaic or offensive. Indeed, he is free to run his newspaper however he wants and to print whatever he wants in there. Certainly the Constitution prohibits the government from in any way interfering with what he prints, but the community in western New York should know who’s printing what “news” in the Niagara Falls ReporterHis conceit is so strong, he runs a website called “Journalism101”, consisting mostly of paid full-page advertisements he took out in the Reporter to advance his agendas before he bought the paper outright.

Parlato has completely taken over the Reporter, and has even begun printing certain Vivekananda writings each week. His latest issue prints some hateful non-sequitur about Lady Gaga, complete with made-up “quotes” from the singer, and the author’s fixation on semen. It should hardly come as a surprise that Parlato’s cover story last week included interviews with three crack-addicted prostitutes – women who are mentally and physically dependent on substances; on men. Women who are at the lowest societal rung where, as Parlato believes, they belong.

I don’t know what any of this has to do with running a newspaper or journalism. It seems to me to be proselytization, using the Reporter‘s former good name and reputation as cover. Calleri’s revelations about Parlato and the Reporter may come as a shock to some. Unfortunately, Parlato’s gynophobia is nothing new, and deeply ingrained in his belief system. Now that he owns a newspaper, look forward to seeing him use it to proselytize against women, feminism, and “cowardly” “dog” men. He’s already begun.

The Curiousness of Selective Preservationist Outrage

Earlier this year, Donn Esmonde applauded the fact that Howard Zemsky and Larkin Development had retained the services of preservationist Tim Tielman, and that the whole project served as a model for how development could work hand-in-hand with preservation.  My takeaway, however, was that Tielman’s involvement in that project amounted to Zemsky and Larkin paying Tielman off; essentially, paying protection money. As with Canalside’s retention of Fred Kent’s “placemaking” sideshow in order to placate an irascibly relentless Mark Goldman, what better way to silence your litigious critics than to co-opt them? 

Andrew Kulyk in the comments section of my post essentially laid out the theory in so many words, even though I didn’t get many other takers.  And without a test, a theory is just a theory, right?  

My theory may be tested this week. As it happens, a subsidiary of Larkin Development is applying to Buffalo’s preservation board for permission to demolish an entire row of houses on Seneca Street in the Larkin District on what appear, on their face, to be flimsy grounds.  More details on that below.

Buffalo without its relentless preservation and planning conflicts would be a better Buffalo; however, some developers have figured out ways to ingratiate themselves or join with the preservationist near-west side elites, and from that derive a real benefit.  For example, Buffalo Rising writers and commenters are not shy about criticizing developers for poor design; e.g.,  inveighing against Dry-Vit (modern stucco) facades.  Yet Karl Frizlen puts bland, Dry-Vit-heavy buildings on Elmwood and there’s nary a peep. Is it a coincidence that Frizlen also happens to be a favorite with that audience, having founded the Elmwood-Bidwell Farmers Market, and collaborating with Buffalo Rising founder Newell Nussbaumer?

And aren’t Buffalo’s preservationist/New-Millennium types supposed to like businesses on Elmwood to be 2 stories or more?  They do, except when the owner of the Acropolis personally offends them by not asking their permission first before trying to expand to a second floor, and even co-opts their favorite tactic of appealing to blogs and social media.  The preservationist/planning elites came down on Pauly and Acropolis with downright viciousness

Then there’s developer Sam Savarino, who somehow has managed to get even individuals and blogs that normally display their preservationist street cred like badges of honor on his side, even as he plans to knock down buildings, or takes on the Elmwood Village in a cat fight over a charter school.  Then again, Buffalo Rising and its leadership were charter tenants at his Cobblestone District development; could that be the reason?

It all suggests that perhaps BNMC might have actually had some success with its plan to begin demolishing the Trico building this year, if only their leadership had hired a preservationist as a “consultant”. Sort of like how Tony Soprano was a consultant to the waste management industry. 

But Howard Zemsky may be far and away the savviest of all in this regard.  No one could begrudge a businessman – especially a developer – seeking to learn everything about how business “really” gets done in his city. He goes with what works, and avoids what doesn’t.  With that said, look what Zemsky has managed to do: 

In the broadest terms, he’s used old buildings to, essence, create a suburban office park in the city, right off an expressway, set far apart from the downtown core, and surrounded it with a sea of free surface parking and some landscaping, and he’s given people there something to do other than work, making it superficially attractive and rendering trips downtown for lunch moot. His biggest cheerleaders are the very people who are the most rabid enemies of expressways, suburban office parks, surface parking, free parking, etc.  The one thing the Preservationist/Hipster/New Millennium Group axis especially hates about suburban office parks is that they drain tenants away from historic downtowns.  Although Larkin has drawn some tenants in from outside the city, some of the most prominent ones moved out there from downtown.  But no worries; if you read the recent Buffalo Building Reuse Plan, overseen by the Buffalo Niagara Partnership at Mayor Brown’s behest to look at strategies to combat an expected glut of vacant office space downtown, it simply redefines downtown to include the Larkin District, despite its separation from it by over a half mile of post-industrial wasteland. 

At least Larkin has a free London cab service for tenants to use. 

And what else?  To do historic research for him, Zemsky hired a prominent preservationist who also happens to be one of City Hall’s top green code planners.  To design Larkin Square – the centerpiece of the district – he turned to Tim Tielman, who, as far as I can determine, hasn’t actually planned or designed a single other thing, anywhere, ever.  Despite that the Larkin District is home to several firms that do a combination of planning, preservation, and architecture.

To create a plan for the overall district, Zemsky several years ago turned to UB’s Urban Design Project, headed by Robert Shibley, an insider central to many planning and development issues in the city.  It turned out to be a good bet: Shibley is now dean of UB’s architecture and planning school, and played a major role in the development of the regional economic development plan that so far seems to be working to our benefit with the Cuomo administration.  Hey, if Howard Zemsky’s savvy insider knowledge about how to get things done in Buffalo, and his strategic creation of networks of allies can create positive results for the community, it’s no problem if  they also create positive results for him at the same time.

The icing on the cake: Zemsky and Larkin Development hosted a bash for preservationists last year.  Held in a reused church (the Montante Cultural Center at Canisius College), and promoted by Buffalo Rising, several major figures in the preservation community were invited to speak, and Tim Tielman’s plan for Larkin Square was unveiled.

But back to Seneca Street, and that overall plan for the Larkin District, and the threatened row of houses.

Not surprisingly, the plan talks a great deal about historic preservation, and even shows improvements to enhance Seneca Street where the houses are located.  Even a quick peek at the Google maps satellite imagery shows that the row of houses along both sides of Seneca in the Larkin District just west of Smith Street are the only set even remotely still intact from downtown all the way to the Seneca/Babcock neighborhood.  Isn’t “intact streetscape” something the planning and preservation community is supposed to value?  And what about real economic value, considering that just two years ago Larkin Development and their new anchor tenant First Niagara Bank invested millions of their own funds creating the very enhancements along Seneca Street that their master plan called for?

Doesn’t this place matter? 

Why would Larkin Development be looking to “de-enhance” this part of Seneca Street, which they recently invested in enhancing based on their own master plan, by creating a largely vacant block?  Even more pertinent to this theory, why are they proposing these demolitions in what seems to be a ham-handed way such that it looks sketchy to even a non-preservationist?  Could that be because they are expecting essentially no opposition from a preservation board they see as “friendly”? It’s the Buffalo version of wink, a nod, and some thick manila envelopes. 

As you can see for yourself from the November 1st (today’s) preservation board agenda, the demolition justification for the row of houses is copy/paste identical: “The foundation has shifted, and after years of water infiltration the floor has heaved. It has now been deemed unsafe.”  What, every single one?  Was there a localized earthquake there, or a flood?  According to City of Buffalo property records, these buildings are all owned by Mill Race Commons, LLC, a subsidiary of Larkin Development.  (COBIS).  Dan Reilly is Project Manager with CityView Construction Management (the construction arm affiliated with Larkin Development Group).

Beyond these four houses, according to preservation board meeting minutes, the same entity also received permission to demolish a non-residential building adjacent to these properties last spring, without even coming before the preservation board.  Instead, according to the preservation board minutes, Dan Reilly, Project Manager with CityView Construction Management (construction arm affiliated with Larkin Development Group) visited their offices, and (either on the spot, or subsequently – the minutes aren’t clear) the chair of the preservation board cleared the demolition.  Note that the chair of preservation board is also the board president of the Campaign for Greater Buffalo, of which Tim Tielman is executive director (Tim is also a preservation board member).  If this had actually come before the preservation board for discussion and decision, it would have been interesting to see if Tielman had recused himself, due to his consulting work with Larkin Development and the blatant conflict of interest.  That’s not to be overly suspicious of Tielman; as the preservation board members are mostly professionals who serve voluntarily, and Buffalo is a small town, it’s not unusual for volunteer members of all kinds of boards to be alert for potential conflicts of interested related to the work they or their firms are doing.

At the end of last year, the same entity apparently got no opposition (just “received & filed”) from the preservation board for the demolition of another building that, according to Google, until recently housed a sub shop on its ground floor.  Wait, I thought we were supposed to like street-level retail?

According to City property tax records (see below), Mill Race Commons, LLC, the entity that owns most of these now-vacant properties and perhaps-soon-to-be-vacant properties actually owns about 20 properties in and around the Larkin District.  Yet Mill Race Commons was announced as one of those projects that the preservationist elites gushed over, from the time it was first announced 6 years ago.  It had everything they would want: it borrowed styles from the industrial district nearby, and most of all didn’t (at least as it appeared at the time) involve demolishing any existing buildings.  In fact, its development would eliminate a bete noir: a massive surface parking lot.

Although it was thought the project would involve no demolitions, around the same time – using the Mill Race Commons LLC – Larkin Development went on a property-buying spree in the neighborhood, apparently buying properties for future development sites. In fact, in the half-dozen years since Mill Race Commons was announced (with construction to start when the building was 25% pre-leased, according to Larkin’s web site), the only activity Mill Race Commons, LLC, has engaged in seems to be purchasing other sites in and around the Larkin District.  And demolishing buildings.

And all their subsequent interaction with the preservation board, none of it to discuss landmarking or reusing any of the buildings, suggests their intent to be demolishing all or most of them.  In fact, taken together with other activity on Seneca Street in the Larkin District, it appears there is something of a demolition spree underway there, going back at least a year and with little fanfare and no apparent outcry.

Last year, for example, Larkin Development demolished a connected set of old industrial buildings at 111 Hydraulic Street (at Seneca Street) on the grounds that they were too environmentally contaminated to reuse, to construct a new building custom-designed for a single tenant – a collections firm.  That may sound not unlike the situation with the Trico Building that has led to great outcry in the preservation community, yet engendered not a peep when carried out in the Larkin District.  That’s despite the fact that the replacement building includes a large amount of surface parking, and isn’t even built to the curb.  

This year, on a block across Seneca, a large former industrial plant that closed just last year, was demolished.  According to their Brownfield Cleanup Program application at page 24: 

At this time, future development plans have not been defined for the Site, and future land use cannot be determined. The site is currently zoned for light manufacturing.

In other words, a former industrial plant with some environmental contamination issues was razed (with State aid) to create a shovel-ready parcel for, essentially, real estate speculation in a suddenly hot location.  Yet did preservationists rush to its defense as they did the Trico building this spring?  Nary a peep, except for photos of the demolition and a historic photo in activist David Torke’s Flickr photostream.

This despite that the preservation board denied permission to demolish the building at the December 15, 2011 meeting.

So attempting to tie all this together: in the recent case of the Bernstone Cigar Store downtown, a relatively non-descript building drew a howl of outrage from the preservation community when it was demolished by its Canadian owner.  The outcry over the planned Savarino demolition of the decrepit and nondescript, unused Erie Freight House to build an apartment block has also been quite vocal. The cry to save the Trico Building has been deafening, and led to, as always, stasis. Not to mention, preservationists are forever birddogging their arch-nemesis, Carl Paladino. The three things the city desperately needs are uniformity, predictability, and smart parking. Not a soul is pushing for proactivity, relying instead on reaction and litigation.

Yet a recent demolition tear in the beloved Larkin District has drawn nary a peep from the preservationists.  Is that because of some perhaps inherent east-side/west-side bias in preservation?  Or are the preservationists just too cozy with the folks doing the demolitions there?  How the preservation board handles these requests on Thursday afternoon may shed some light on that question.

The post-Sullivan Buffalo News is releasing its endorsements for the upcoming election. Its endorsement of Stefan Mychajliw over incumbent David Shenk is almost begrudging (registration may be required), reading like an elementary school essay. 

 Mychajliw recognizes his strengths and shortcomings, and would continue the Poloncarz-era oversight of county government.

The editorial board believes Shenk has failed to exert any real independence during his short tenure, and Mychajliw’s education and background is totally inconsistent with accounting, auditing, or any other financial control whatsoever. Mychajliw comes across as the least-bad choice because he’s of the other party. But hasn’t he been campaigning on his independence, rather than his partisanship? 

In the race for the 60th Senate District, it gives incumbent Republican Mark Grisanti the nod, thanks to his votes for marriage equality, a new tier for the state pension system, and his push for UB 2020. The paper’s editorial board gives Democrat Amodeo a one-line “whatever, dude”, and notes that the Conservative Party’s Swanick is a carrer opportunist who embodies homophobic anachronism. At least they got one of those right.  

In the 62nd, incumbent Republican George Maziarz is preferred over Democrat Amy Hope Witryol, mostly because he has clout in Albany, or something. 

There is no mention made, yet, of the 61st District where Newstead’s Justin Rooney is taking on 20-year career politician Mike Ranzenhofer. 

In the congressional races, the Buffalo News wanted to see even a smidge of willingness by the candidates to cross the aisle and act bipartisanly for the good of the country and their districts. In the 23rd District, it picks Republican Tom Reed over Nate Shinagawa, because he said he’d work with Democrats to fix the deficit. The News prefers Democratic incumbent Brian Higgins because he’s a doer who doesn’t take no for an answer, over tea party activist Mike Madigan who had to eschew all of his tea-party ideas in favor of something that might actually sell in a Democratic district – school reform. The News noted that this is a local issue, so he should run for local office. 

But the most striking language came in the News’ endorsement of incumbent Democrat Kathy Hochul over Republican Chris Collins. Noting that Hochul has shown significant independent streaks during her short tenure, Collins is quite the opposite. In fact, the News writes that the choice of Hochul over Collins is “clear and obvious”. 

More than that, her Republican opponent, former Erie County Executive Chris Collins, flat-out has no business in Congress, unless voters want to see more of the division and rancor that has already made this Congress the lowest-rated ever in an election year.

Collins has a chief executive mindset and lacks both the willingness to compromise and the people skills that effective lawmakers need. Many voters seem to recognize that, given that polling shows a dead-even race in the overwhelmingly Republican district.

What Congress desperately needs are representatives who are passionate about their districts and their country, but who recognize that their political adversaries may also have legitimate viewpoints that their constituents endorse. Hochul has already demonstrated her commitment to that kind of leadership. She is devoted to representing a largely conservative district well.

I can only imagine how that editorial board interview went. Other papers live-Tweet, videotape, or otherwise release those interviews. The Buffalo News should do the same. It continues, 

Collins, meanwhile, lacks the ability to perceive shades of difference in issues. He says he would be willing to compromise with Democrats as long as they first agree to his vision. That, in fact, is a barely disguised pledge not to compromise. That destructive tactic, routinely practiced by House Republicans, nearly led the country to default on its debt last year and consequently led to this January’s looming – and economically disastrous – fiscal cliff.

Collins is a single-minded, intensely focused individual, a quality that has no doubt helped produce his notable success as a businessman. But it didn’t work well for him as county executive and it will work even worse in what should be the collaborative process of lawmaking.

The late Sen. Edward M. Kennedy, a staunch Massachusetts liberal, was widely regarded by his peers – Democratic and Republican – as a top-notch legislator. Why? Because he was willing to form relationships across the aisle to achieve important national goals. He worked with Sen. Orrin Hatch, R-Utah, who is at least as far to the right as Kennedy was to the left.

Hochul has the necessary combination of vision, pragmatism and friendliness to adopt that model. Collins does not.

Collins clearly has an interest in public affairs and we encourage him to continue that interest. But he is not cut out for legislative office. Sometimes leaders have to play different roles than the ones they imagine. Collins should find that role and Hochul should go back to Congress.

I can’t remember ever reading a more strongly worded editorial against a particular candidate’s bona fides from any paper, ever. 

The Buffalo Waterfront Stadium: In Defense of Skepticism

We will operate here under the assumption that everyone wants the Bills to stay in the area. You don’t have to be a football fan or have a #billsmafia on your Twitter avatar to understand that the Bills are an economic engine, a source of civic pride, and a symbol of good days passed, and hope for the future.  Even if I am dismissive of throwing a billion dollars at a game of catch, that doesn’t mean I want Ralph’s post-concussion-syndrome follies to move to Los Angeles.

OK. 

Would that replication of Singapore – a gleaming new Asian Tiger of a Buffalo downtown be great to build on Lake Erie? Sure. Would a new stadium complex that involves the construction of about six bridges, the redevelopment of tainted land, nestled alongside the flour and cereal processors be nice? Sure; that would be great. Would it be fantastic if the Buffalo Bills stayed here in perpetuity, playing in a state-of-the-art stadium? Of course it would.  

We are, however, in “would be nice” territory, and decidedly removed from “must happen”. 

And we’re talking about a city that – over 20 years – can’t get it together to expand the Peace Bridge or its plaza, for considerably less money. 

Even if you argue – as both Brad and Chris do – that a new stadium is the sine qua non – the “must happen” of the Bills’ continued existence in western New York, why does it have to involve everything contained within the Greater Buffalo Sports and Entertainment Center (hereinafter “GBSEC”) proposal?  Why are we building a new home for the Jetsons when what we really need is a less crappy stadium with a dome to keep out the weather, and nicer toilets? As much as it makes sense to appeal to fans, you have to also appeal to people who don’t care. 

We’re a small town with small money. Propose away, but the scale of GBSEC’s proposal is way outside the “reasonable” scale.

 Brad’s opening premise is that it makes more sense to spend $1.4 billion on a new stadium than $200 million on the Ralph. That’s great, except we’re talking about fantasy-dollars; dollars no one has. 

First, GBSEC spends several pages’ worth of its presentation creating a whole new downtown, connected to the existing one. We already have a downtown. No one much likes it, and no one much goes there, except for court, the Sabres, and the theater. Would building a sur-downtown have a stimulative effect on the existing one? It would, if the proponents of Mos Eisley-on-the-Lake didn’t factor in the current state of downtown’s ridiculous parking supply into its plan. It doesn’t assume – it doesn’t much allow – our current downtown to change. Much simpler and cheaper would be to let our existing downtown grow organically by giving it a competitive advantage; say, a sales-tax free zone. 

Secondly, the Bills already have a stadium. I’ve never been in it, so I’ll take Brad’s word for it that it’s really awful. We’re also having a hard time filling it, partly because the team tends to be horrible, but also because of demographics and economics. The region is shrinking. Things like high gas prices take a bite out of people’s discretionary budgets, and it’s harder to add “game” to “food” and “utilities”. We’re having quite the civic discussion over spending $200 million – a teeny drop in the GBSEC bucket – to fix the Ralph up and make it less horrible.  Notwithstanding the assumption I propose above, a lot of people would rather see the Bills leave than assign public money to this idea. The Buffalo Bills NFL franchise is worth almost a billion dollars. Its owner is in his 90s, and recently becomes unwell with greater frequency. It’s a hard sell to tell a blue-collar, hardworking, shrinking region that a billion-dollar business needs welfare to help build it a new home. 

If $200 million is a tough sell, who swoops in and says, “$1.4 billion’ll do the trick!”?  Of course, we’re assuming there will be some outlay of public money for this because that’s how these things go. If the state and county don’t play ball, some other city will offer up a much sweeter pot; backyard deers or no.

We talk about the megaregion as being the key to the Bills’ continued viability here, and locating in WNY is geographically the least-inconvenient place. But how much is Rogers going to put up? How much is the Government of Ontario or Canada’s Federal Government going to put up to keep this megaregional asset in WNY? How much is Monroe County going to contribute? What about Niagara County? Why do Erie County taxpayers shoulder such a large fiscal burden for what’s being billed as a multinational attraction? Also, has Toronto really bought into being Bills country? How are tickets selling at the Rogers Centre, another Great Lakes retractable-roof location that had the good fortune to locate itself in an existing urban downtown? 

Brad and Chris say this all is starting a conversation. But you start conversations by saying, “what if we built them a new, domed stadium in Orchard Park”. Then the conversation may – or may not – progress to, “hey, how about a stadium with a retractable roof on the Outer Harbor. It would cost [insert reasonable, sub-billion-dollar figure here].” Then you expand, and move on to alternate ideas – siting it in Niagara County to be closer to Rochester and Toronto, for example. Perhaps then you suggest coupling the project – wherever it is – with a new, less horrible convention center and maybe a hotel. 

Even if the project GBSEC proposed had contained only a stadium, hotel, and convention center, it would be something within the world of reason. But you have to convince people of the underlying premise before you throw this whole new city at them. 

In the podcast, Brad argues that we oughtn’t compare the Bills proposal to what happened in New York and Dallas. Why not? Maybe because the markets are so different, but the dollar figures are quite similar.

The new Yankee Stadium, which houses the wealthiest, most successful sports franchise in America, cost $1.5 billion. The new Citi Field in Queens, which hosts the New York Mets, cost $850 million, paid through the sale of New York City bonds, to be repaid by the Mets with interest in lieu of property taxes. The home of two teams – the Jets and Giants – cost $1.6 billion and was the most expensive domestic stadium, ever. So, lets understand that what GBSEC is proposing is on a par with what happened in New York. Dallas?  Dallas’ Cowboy Stadium cost $1.4 billion in 2012 dollars

By contrast, Green Bay’s municipally owned Lambeau Field is ancient and was renovated a couple of years ago for less than $300 million. It’s still going strong in a small-town market, mostly because the team is owned by the community. 

The difference, of course, is that Dallas-Fort Worth and the New York tristate area are already large, interconnected economic regions. The Dallas-Fort Worth Metroplex boasts 6.5 million people across 13 counties. The New York tristate area has about 20 million people within its immediate, contiguous metropolitan area. All of these metros have the added benefit of being located within the same nation-state. 

Even if one were to make the argument that a billion-plus dollar megaplex on Lake Erie could be a centerpiece to finally recognize the interdependency of a Tor-Buff-Chester metropolitan area, it would be superficial, at best.  The fact is that these are neither politically nor geographically contiguous areas, spanning two countries and three major media markets. Even Tor-Buff-Chester itself is a different concept altogether. It’s a megaregion like Boston-New York-Washington, not its own metro. Back in 2007, Richard Florida estimated that the megaregion he defines had about 22 million people in it, strewn across a geography from Quebec City to Syracuse to London, ON. That’s quite a spread. 

How credible is this plan? Brad and Chris argue that George Hasiotis is a respected businessguy who is well-connected politically. He is. Some point to the fact that GBSEC honcho Nicholas Stracick won a $240 million judgment against Disney, and must be flush with cash. That’s until you realize that he split the money with someone else. After taxes. And after they settled for a much smaller amount from Disney to avoid the verdict going up on appeal.  

Indeed, Stracick has already recommended that Andrew Cuomo’s billion dollars for Buffalo be spent towards this plan. A $1 billion fund that’s supposed to set the region up for a 21st century economy – should it be spent on an entertainment zone? 

Why can’t it happen? Anything can happen. Someone could swoop in tomorrow with no backing and a set of nice pictures and propose a building taller than the Burj Khalifa be built on the Outer Harbor. Or maybe a charismatic Iraqi-British con artist could swoop into town to promise to renovate a beloved grande dame of a building, despite having never really developed anything to completion, anywhere. People are skeptical about this because its outlandishness, and Buffalo’s experience, gives people a fundamental right to be suspicious and skeptical. It involves a couple of unknowns who had the cash to commission expensive plans and diagrams. It involves politics and politicians, which means you have to question everyone’s motives ab initio. A $250,000 investment in HKS diagrams isn’t a lot when control over this waterfront property is at stake and being argued about; the NFTA is playing a massive game of keepaway between the city and the state/Canalside. 

If you like the idea of a waterfront retractable-roof stadium, I’m with you. If you like it being paired with a hotel and a new convention center, I’ll go along with that. But when you basically propose taking the area around General Mills and suggest building a new Shinjuku district, we have a problem. 

If Citi Field can be built on some of the most expensive real estate in the country for $850 million, I have a hard time believing that it costs almost twice that to build three things on a barren piece of wasteland on Buffalo’s Outer Harbor.
